Goose Creek is a short drive from our base in Moncks Corner and one of the towns we know best. It grew heavily through the eighties, nineties and 2000s, which means a great many of its homes are now on their second or third repaint cycle — and that a lot of them are on substrates that need to be handled properly.

Crowfield Plantation, Devon Forest, Liberty Hall, Brickhope Greens, Montague Plantation and the neighborhoods around them are full of houses with hardboard or vinyl siding, painted wood trim, shutters, garage doors and back decks — and interiors that have had twenty years of family use on a builder finish.

Hardboard siding needs the right treatment

A large share of Goose Creek's late-eighties and nineties housing was built with composite hardboard siding. It is a perfectly serviceable material when it is kept sealed, and a problem when it is not: water gets in at the butt joints and the bottom edges, the board swells and delaminates, and paint will not hold on a surface that is coming apart.

So the estimate on a hardboard house is partly a paint estimate and partly a condition survey. Swollen edges, open joints and soft boards get identified and dealt with — sealed, repaired or replaced — before a coating goes on. Painting over failing hardboard looks fine for one season and then does not.

Vinyl-sided homes in the same neighborhoods are a different conversation: usually the work is trim, fascia, soffits, shutters, front doors and garage doors, which is where those houses actually age.

Shade, reservoir humidity and back decks

Goose Creek's older subdivisions have mature tree cover, and the newer ones back onto woods and wetland. Combined with the humidity coming off the Goose Creek Reservoir and the surrounding low ground, that keeps north-facing walls and shaded soffits damp enough for mildew to establish year after year.

The same conditions are hard on decks. A back deck under trees stays wet longer after every storm, collects leaf litter and organic growth, and generally needs recoating on a shorter cycle than a deck in open sun. Getting it genuinely dry before staining is most of the battle.
