In this climate, a house does not need repainting nearly as often as it needs washing. Mildew and algae colonize the shaded elevations, pine pollen coats everything each spring, and driveways and walkways green over. Most homes that look tired are actually just dirty.

We wash siding, soffits, fascia, gutter faces, driveways, sidewalks, patios, decks and fences — matching the pressure and the cleaning solution to the surface, because vinyl, fiber cement, brick, stucco, concrete and soft old wood do not all want the same treatment.

Pollen season, mildew season, and the gap between them

Two things drive the washing calendar here. Pine and oak pollen blankets the Lowcountry through spring and turns light-colored siding and white trim visibly yellow. Then the humidity settles in and mildew takes hold on north-facing walls, shaded soffits and anything under a tree canopy.

Late spring, once the pollen has finished falling, is the practical window for a house wash — and it happens to be the right time to find out whether the exterior actually needs repainting or just needed cleaning.

    Protect the surroundings

    Plants and beds wetted and covered, lights and outlets protected, doors and windows checked, and furniture moved clear.

    Wash at the right pressure

    Siding gets a low-pressure soft wash that cleans without driving water behind the boards. Concrete gets the pressure it can take. Old wood gets the least.

  4. 4

    Rinse thoroughly

    Surfaces and surrounding landscaping rinsed down so nothing is left to dry on and streak.
