Overview

Popcorn Ceiling Removal done properly

Removing a popcorn ceiling changes a room more than almost any other single job, and it costs less than people expect. It is also messy in a way that is entirely predictable — which means the difference between a good job and a bad one is almost all in the containment and the skim coat.

We seal the room, scrape the texture down, repair what the texture was hiding, skim the ceiling flat, sand it, prime it and finish it in a smooth ceiling paint. Bedrooms, living areas, hallways and whole floors, across Moncks Corner, Goose Creek, Summerville, North Charleston and Charleston.

Why so many Lowcountry homes still have them

Spray texture was standard on ceilings in homes built across Berkeley, Dorchester and Charleston counties from the 1970s well into the 1990s, which covers an enormous share of the housing stock in Goose Creek, Ladson, Hanahan, North Charleston and older Summerville and Moncks Corner neighborhoods.

Those ceilings are also where humidity and old roof leaks show up first, as staining or as texture that has started to release. Removing it is often the moment a homeowner finds out what has been going on above their head — which is why we build repair time into the estimate rather than treating it as a surprise.

How we work

Our Popcorn Ceiling Removal Process

No surprises. This is the order the job runs in, and what each stage is actually for.

  1. 1

Check the age of the ceiling first

Textured ceilings applied before the 1980s can contain asbestos, and that is not a guess to make on site. If the age of the home puts it in question, we tell you to have it tested by a qualified lab before anyone scrapes anything.

  2. 2

    Seal the room

Floors covered, walls sheeted, doorways and vents sealed and fixtures dropped or covered. Containment is what keeps scraped texture out of the rest of the house.

  3. 3

    Scrape

The texture is dampened and scraped down in sections, which keeps the dust down and gives a cleaner substrate than dry scraping.

  4. 4

    Repair what appears

Texture hides a lot — old tape seams, nail pops, patchwork and staining all show up once it is gone. Those get repaired before the skim coat.

  5. 5

    Skim, sand and prime

Joint compound skimmed across the whole ceiling, sanded flat, checked in raking light, and primed so the finish coat lays down evenly.

  6. 6

    Finish and reinstate

Ceiling paint applied, fixtures and vents reinstalled, containment removed and the room cleaned and put back.

What you get

Why homeowners book us for it

The things that make the difference on a popcorn ceiling removal job — and the things that get skipped when a price looks too good.

  • Rooms feel taller and brighter

A flat white ceiling reflects light instead of scattering it across a texture that has been collecting dust since it was sprayed.

  • Honest about asbestos

We will not scrape a ceiling of unknown age in an older home without testing. That is a safety line, not an upsell.

  • Contained, not just covered

Sheeting, sealed doorways and covered vents — the point is that the rest of your home is unaffected.

  • Finished, not just stripped

Skimmed, sanded, primed and painted. A scraped ceiling that has not been skimmed is a half-done job.

Our published project photography does not yet include a popcorn ceiling removal job, and we would rather show you nothing than show you somebody else’s work. Questions

Popcorn Ceiling Removal FAQs

What homeowners ask before booking popcorn ceiling removal.

The scraping itself is messy — that is unavoidable. Keeping it inside a sealed room is the job. Floors, walls, doorways and vents are all covered before any scraping starts.
