West Ashley runs from the Ashley River bridges out along Highway 61 and Savannah Highway, and its housing gets newer the further out you go. Avondale, Byrnes Down and South Windermere are largely post-war brick and wood homes on established, heavily treed streets. Shadowmoss, Carolina Bay, Drayton on the Ashley and the neighborhoods off Bees Ferry are considerably newer.

In the older neighborhoods the work is genuine exterior prep — painted wood trim, fascia, soffits, porch ceilings and window surrounds that have been through decades of Lowcountry weather — plus interiors where plaster and drywall repair usually comes before paint.

Further out, it is first- and second-cycle repaints: interiors past their builder finish, trim and doors that have faded, and decks and fences that need recoating.

Post-war trim work and modern siding, side by side

The brick homes of Avondale and Byrnes Down carry their painted surface almost entirely in the trim, and a well-executed trim repaint on one of those houses is transformative for the money. It also has to be done properly: seventy-year-old wood trim needs scraping back to a sound edge, priming where it is bare, and replacing where it has gone soft.

Newer West Ashley homes are largely vinyl and fiber cement, where the work is interiors, trim, doors and shutters rather than full siding recoats.
