Outdoor wood in the Lowcountry takes the worst of everything at once: direct sun, driving summer rain, standing humidity and, near the water, salt. Deck boards go gray and fuzzy, fence pickets grow mildew on the shaded face, and dock decking and rails chalk and lift.
We bring them back — washed, sanded where the grain has raised, repaired where a board or picket has gone soft, and recoated in a penetrating stain that shows the wood or a solid finish that covers it. Sun, salt and standing humidity
A horizontal deck board is the hardest-working painted surface on a property. It takes UV all day, holds water after every afternoon storm, and never gets a properly dry stretch in a Lowcountry August. Near the rivers, the Cooper and the harbor, add salt to that.
So the honest answer on horizontal surfaces is that they need attention more often than siding does, and the finish has to be specified for foot traffic and standing water rather than borrowed from the house. Getting the wood genuinely dry before coating, and coating the end grain and rail tops properly, is most of what determines how long it holds.

No surprises. This is the order the job runs in, and what each stage is actually for.

Wash and clean
Mildew, algae, gray weathered fiber and old failing finish are washed off at a pressure the wood can take. Blasting a soft deck board apart is easy to do and impossible to undo.

Let it dry out
Wood has to be dry through before it takes a finish. In summer that is a real wait, and it is the step most often skipped — a stain applied onto damp boards will not penetrate and will not last.

Sand and repair
Raised grain sanded back smooth, splinters knocked down, popped fasteners set, and boards or pickets that have gone soft flagged for replacement before anything is coated.

Mask and protect
Siding, skirting, landscaping and anything adjacent covered — including the lawn under a fence line and the water under a dock.

Apply the finish
Semi-transparent stain, solid stain or exterior paint depending on the wood's condition and the look you want. Applied to work into the grain, with attention to end grain and the tops of rails where water sits.

Walk it and clean up
Everything unmasked, the site cleared, and a walkthrough so you can see the coverage on the rails and stair treads before we finish.
